The following is an example of how to calculate the rate of return on a property investment:

Investment and Return

With the purchase price of a $200,000 property and average rents of $1400 a month, your rate of return on the investment is 7%. 

The Math

The way that I arrived at the calculation is to take $1400 a month and multiply by 12 to get the amount received in one year. 
The actual rent is $760.00 per month per unit = $1520 a month, but I averaged down to account for maintenance and expenses. 
The total revenue average equals $16,800 which = $1400 x 12.  after deducting taxes and insurance the revenue would equal approximately $14,000. 
If you take your $14,000 and divide by $200,000 you get the rate of return of 7%

An average investment market CD yields 3% currently, so this would be an outstanding investment when compared to a typical savings plan. 

In addition, In the above example: your initial investment would be paid in full from your proceeds in 12 years, and your property would still incur an additional appreciation value.   I will help you evaluate your opportunities further.
